What Tract 3 Costs A Veteran Buyer

The VLB lends up to $200,000 to a single veteran and $275,000 when two eligible veteran spouses buy the same tract. Tract 3 is priced at $229,000, so a two-veteran household finances it at the full 5% down. A single veteran covers the difference above the cap.

  • Well over one acre. Tracts run 12 to 20 acres, far above the one-acre minimum excluding roadway and waterway.
  • Legal, all-weather access. County Road 206 frontage with improved road access to the tract, passable year round.
  • Surveyed and recorded. Each tract is described by a recorded survey.
  • Residential use. Burnet County acreage held for a home and ag use.
  • Clear of debris. The ground is clean and ready for closing.
  • Wholly in Texas. Lake Victor, Burnet County, under an hour from Austin.

Apply at newloan.vlb.texas.gov or call 800-252-8387. The $325 appraisal and contract service fee is collected after you apply, so budget for it up front.

Walk the tracts

Close through a Texas title company

Conveyed by warranty deed. The VLB orders its own appraisal and lends on the lesser of price or appraised value.

Details That Shape The Deal

  • Your rate is assumable after three years by another qualifying veteran. In a higher-rate market that becomes a resale asset.
  • Pay ahead at any time. Pay it down when a bonus or a PCS payout lands.
  • Your loan amount is set by the land. The VLB appraises the acreage itself, which is why land-only is the cleaner VLB purchase.
  • One active loan per program. Using the land loan today leaves your VLB home loan benefit available later.
  • Severances are restricted. Buy the acreage you actually want the first time.
